Working with Western Land Services
WLS may interact with you at several stages of any development project, be it related to oil and gas, right of way, renewables, etc. Open and continuous communication is essential to meet the needs of our landowners and clients. WLS accomplishes this by fostering a collaborative environment where we act as liaison between landowner and client, ensuring maximum satisfaction for all involved. For WLS, educating you on the land development process is crucial to our success.
Researching the Property
Pinpoint Land Area
This step involves identifying and mapping projects areas, including your land, by obtaining deeds and associated tax information to further describe land
Compile Contact Information
We then locate property addresses and phone numbers for necessary contacts, also checking for state or federal land bids and regulations
Initiate Conversation
Once we know that your property is located in our project area, a geographically favored area for exploration, we will contact you to set up a meeting

Discuss Opportunity
First, we bring to your attention the opportunity to develop your resources, explaining why we are reaching out to you in the first place
Share Advantages & Impact
We will then look to educate you on the benefits and impact of the project on your property
Address Apprehensions
Once you are comfortable, we can talk about the terms of the contract, as well as address any concerns or questions you may have
Preparing
& Signing
Review Legal Documentation
We then prepare and/or deliver the lease, right-of-way agreement, or other related documentation for your review and consideration
Gather Information
If permitting or seismic is involved, we will gather necessary land permits
Finalize & Sign
Once terms have been agreed upon, we will have you sign the contract in front of a notary and ensure all necessary signatures are collected
Verifying
Ownership
Proof of Ownership
We then perform title research to verify that you own the surface and or mineral rights
Prompt Payment
If the title comes back validating ownership, we will immediately order payment to ensure you are compensated in a timely manner
Notify and Cure (As Needed)
If title results come back inconclusive, we will invalidate the contract, notify you, and work with you to cure the title discrepancies if needed
Payment
Process Agreement
Before issuing a payment, we ensure applicable agreements have been thoroughly reviewed and processed by our experienced Land Tech professionals.
Invoice Client
Once the agreement is processed and approved, we invoice the client for payment distribution
Disburse Payment
Once the client sends us payment, we disburse the funds to you, always striving for quick turnaround
Operations
Notification
If we are assisting the client with operation support, we would notify you prior to accessing your property and operations taking place
Represent You
Throughout the entire process, you can count on us to represent your interests in relation to operational work, serving as liaison for surveying, construction, and seismic activities
Ongoing Support
We continually work with you to resolve any concerns or issues that may transpire as a result of operational work
