Job Description:
The Land Brokerage business is rapidly evolving and Western Land Services is continuing to innovate to stay at the forefront of new trends. Part of our ability to best serve our clients includes having a large network of Prequalified Independent Contractors throughout the United States ready to take on the next assignment. Western is currently looking for qualified and reliable contractors to become PREQUALIFIED to work with WLS. Once you become a prequalified Independent Contractor you will be the first reviewed for short term assignments.
WLS Requirements to Prequalify
To be considered for becoming Prequalified Independent Contractor/Vendor, you MUST meet all of the following requirements:
Have a Registered Business Entity
Contractor must have a legal entity name registered in the state of origin, such as an LLC, Corporation, etc.
Have a Federally Issued Employer Identification Number
Contractors must have an Employer Identification Number (EIN) registered with their business entity.
Have a Business Bank Account
All payments are made via ACH in the name of the contractors business.
An Independent Contractor is?
Western Land Services defines an Independent Contractor as someone who meets the following criteria:
Files/Pays their Estimated Income and Self-Employment Taxes
WLS does not withhold or pay any taxes related to payment of Contractors. Each year contractors will receive a 1099-NEC for their entities services provided.
Is Responsible for their Business Furnishments
Contractors are responsible for their own supplies, provide their own insurance, repairs, and all other expenses related to the operation of their business.
Controls their Business Relationships
Contractors have the right to accept/decline opportunities, sets their own schedule, negotiate payment terms and rates on WLS projects.
Just as the services Western offers as a company vary, the skills of our Independent Contractors must as well. We are currently looking for Independent Contractors in the following areas:

Title
- Full Abstracts
- ROW Title
- Surface Title
- Subsurface Title
- Mineral Title
- Held By Production (HBP)
- Renewable Energy
- Federal Lands (including BLM)
- Utilities
Becoming a Prequalified Contractor/Vendor with WLS will place your business as a first consideration when projects arise where contractors are needed to help WLS complete work. This is completed using a database system that takes into account the services that are offered (Title/Land), and the areas the contractors notes they offer services in, etc.
Apply
Apply and fill out the requested information. WLS will review the request for consideration
Sign Paperwork
If approved, WLS will reach out with a Master Service Agreement, W9 and ACH Authorization form to execute
Eligible for Assignments
Be entered in our system and be the first reviewed for potential consideration on projects
Accept an Assignment
If WLS reaches out, and you agree to the assignment, and negotiate rates - begin work and get paid
